CALL TO ORDER AND RECOGNITION OF TRADITIONAL TERRITORIES
The Chair called the meeting to order and acknowledged that the meeting was being held on the unceded traditional territory of the K’ómoks First Nation.

REPORTS
PROPOSED TELECOMMUNICATIONS TOWER – 1891 GUTHRIE ROAD CYPRESS LAND SERVICES/ FREEDOM MOBILE INC.
 
 
D. Thiessen, Planner, provided an overview of the memorandum dated April 4, 2022 regarding the proposed construction of a 31.0 metre tall telecommunications tower on the property located at 1891 Guthrie Road, zoned Rural ALR. [Item
 
 
Chad Marlatt, Cypress Land Services/ Freedom Mobile Inc. representative, was in attendance.
 
 
A. Gibson/B. Lowey: THAT the Area B Advisory Planning Commission support the proposed construction of a 31.0 metre tall telecommunications tower on the property located at 1891 Guthrie Road application as proposed in the memorandum dated April 4, 2022 for the following reasons:

• The tower is as unobtrusive as it can be, located back from roads and within a treed area
• The addition of this tower will benefit many in the community through added mobile connectivity

DEVELOPMENT VARIANCE PERMIT DV 2B 22 – 5101 VENTURE ROAD (JOHNS/ MARSHALL)
 
 
D. Thiessen, Planner, provided an overview of the memorandum dated April 5, 2022 regarding Development Variance Permit DV 2B 22 – 5101 Venture Road (Johns/ Marshall) to increase the height of a nearly-completed carriage house from 8.00 metres to 8.34 metres. [Item
 
 
John Johns, applicant, was in attendance.
 
 
F. Cochran/A. Gibson: THAT the Area B Advisory Planning Commission support the Development Variance Permit DV 2B 22 – 5101 Venture Road (Johns/ Marshall) application as proposed in the memorandum dated April 5, 2022 for the following reasons:

• The structure was built in a low-lying area which contributed to the height
• The owner has covered all other building permit requirements.

DEVELOPMENT VARIANCE PERMIT DV 3B 22 – 737 SAND PINES DRIVE (FINNERON/TARALA)
 
 
D. Thiessen, Planner, provided an overview of the memorandum dated April 6, 2022 regarding Development Variance Permit DV 3B 22 – 737 Sand Pines Drive (Finneron/Tarala) to increase the height of a nearly-completed accessory building from 7.00 metres to 7.85 metres, and to decrease the side yard lot line setback from 1.75 metres to 1.48 metres for the foundation, and from 0.88 metres to 0.67 metres for the eaves. F. Cochran/A. Gibson: THAT the Area B Advisory Planning Commission support the Development Variance Permit DV 3B 22 – 737 Sand Pines Drive (Finneron/Tarala) application as proposed in the memorandum dated April 6, 2022 for the following reasons:
• The structure was built in a low-lying area which contributed to the height
• The owner has covered all other building permit requirements
• The height of the structure is much lower on the side of the building closest to the lot line.

STATUS UPDATE ON APC RECOMMENDATIONS
 
 
D. Thiessen, Planner, provided an update regarding Electoral Area Services Committee and board decisions related to APC recommendations.
