The Acting-Chair acknowledged that the meeting was being held on the unceded traditional territory of the K’ómoks First Nation.

REPORTS
DEVELOPMENT VARIANCE PERMIT – 413 CURTIS ROAD (HOLM)
 
 
C. Marsh, Planner II, provided an overview of the letter dated July 6, 2023 regarding Development Variance Permit DV 4B 23 – 413 Curtis Road (Holm) to reduce the rear yard setback of the principle dwelling from 7.5 metres to 2.35 metres. [Item
 
 
Marie and Ian Holm, applicants, were in attendance.
 
 
A. Rice/S. Fleck: THAT the Area B Advisory Planning Commission support the Development Variance Permit DV 4B 23 – 413 Curtis Road (Holm) application as proposed in the letter dated July 6, 2023 for the following reasons:

- Property to the rear is not residential and with no negative impact with regional area behind;
- Setback is a non-issue as it has been this way since the 1970s;
- Reasonable house improvement to give more uniqueness to the community; and
- Windows are appropriate to this improvement.

DEVELOPMENT VARIANCE PERMIT DV 5B 23 – 1900 RYAN ROAD EAST (HUSKA)

Marsh, Planner II, provided an overview of the letter dated July 10, 2023 regarding Development Variance Permit DV 5B 23 – 1900 Ryan Road East (Huska) to reduce the rear yard setback for an existing accessory building that has been used as a secondary dwelling from 7.5 metres to 0.43 metres. [Item
 
 
Note: The committee agreed to amend the variance from 0.43 metres to 1.9 metres as presented by staff and the applicant.

Michael Huska, applicant, was in attendance.
 
 
S. Martin/A. Rice: THAT the Area B Advisory Planning Commission support the Development Variance Permit DV 5B 23 – 1900 Ryan Road East (Huska) application as proposed in the letter dated July 10, 2023 for the following reasons:

- Setback was done in 1978 with previous owners;
- For the variance to include an amendment to remove the storage shed structure so there is better safety in case of fire and for maintenance;
- No negative effect on existing land;
- Providing much needed housing for the community to make it a legal suite for the safety of those living there; and
- No exterior windows in the front or back.
 Carried
 
STATUS UPDATE ON APC RECOMMENDATIONS
 
 
C. Marsh, Planner II, provided updates regarding Electoral Area Services Committee and Board decisions related to APC recommendations.
